CM services provided through the design & construction process include:
In the design phase:
- Ensure that design is responsive to project goals
- Perform life-cycle cost analysis and other reviews to maximize the return on your construction investment
- Coordinate your technology implementation strategy with your construction plan to assure that your finished project will be equipped to support current and future needs
- Develop a detailed design phasing schedule and supervise its implementation
- Review design at critical progress points to assure constructability with minimal changes
- Review and assist in the development of detailed component cost estimates for every design phase
During the bid process:
- Prepare Request for Qualifications (RFQ), evaluate responses and recommend bidder short list
- Prepare and issue Request for Proposal (RFP), receive , analyze and tabulate bids for owner review
- Conduct pre-bid conference to clarify the project needs and assure responsive bids
- Conduct bidder interviews to assure that all bids are complete and the proposed project team is acceptable
- Recommend bidders to the Owner for contract award
During construction:
- Assure that all contractors, subcontractors and other participants fully understand the projects design and requirements at every stage
- Deliver timely and clear reports to Owner concerning construction progress, milestones and other elements
- Manage the change order process of maximum effectiveness while minimizing delay and costs
- Monitor the construction process to anticipate difficulties, resolve issues early and keep the work flowing
- Review progress payments to assure that work milestones are being met and that cash flow analysis are current
- Coordinate the final stages of construction, including contractors punch lists and commissioning
- Review and finalize project close out documents
